Preparing For Buying
Buying a property although exciting can be a challenging and stressful time, here at Elders Real Estate we aim to make the process of purchasing real estate for sale in Toongabbie and the surrounding districts as easy as possible for you!
Owning your own home has long been the Great Australian Dream, when considering a home for sale, the process can be divided into three main stages.
Set an affordable budget and stick to it. Seek advice from financial institutions and or mortgage brokers to arrange the best loan to suit your needs. It is a sound idea to shop around for the most attractive finance deal.
Have finance pre approval arranged before inspecting properties to avoid disappointment.
Prepare a short list of preferred suburbs that suit your lifestyle, bearing in mind affordability and accommodation requirements.
Drive around the local area and familiarise yourself with it, get a feel for real estate prices in the area. If you have access to the internet, local real estate agents websites will give you up-to-date information about recent sales.
Agent Relationship
Register your buying requirements with agents in your local area and on all relevant real estate websites. Communicate regularly with local agents so they inform you of new listings as soon as they become available. Develop a relationship with one of our professional team who specialise in your preferred area. Your Elders Real Estate Toongabbie Sales Consultant will be able to advise you of any additional information you may need and also inform you how you can register on our website to automatically receive notification of any new listings that hit the market.
If after inspecting many properties you still have not been able to find your dream home you may have to be a little more flexible on the must have and desirable attributes on your list – inform your agent if requirements change to make sure we are showing you the right style of home.
Once You Find A Property
When you find that property that you want to buy it is often important that you are able to commit to the purchase as soon as possible it is therefore important that you have appointed a solicitor or conveyancer that you trust to provide you with advice at this point. Make sure you have a clear understanding of what is included in the sale, ensure all fixtures and fittings you think are staying are listed on the Contract For Sale.
There are different ways to proceed with the sale once a price has been agreed between yourselves and the sellers. Your salesperson will be happy to discuss the options you have or alternatively seek advice from your solicitor or conveyancer.
It is usually prudent to obtain a pest and building report on the property. Your solicitor will advise you in this regard and organise the reports on your behalf.
Prior to settlement it is recommended that you conduct a pre-settlement inspection to ensure the property is in the same condition as when you inspected it and that all the inclusions are there.
